  • Whether you can make it or not, we conduct a thorough walkthrough of the property to ensure it meets our 'minimum property requirements' for rental readiness. This assessment helps us determine a competitive market rent price, considering various factors. During this visit, we also gather essential data to propose any necessary or optional enhancements that can potentially elevate the rent value. Our objective is to present your property in its best light, attracting high-caliber tenants. Additionally, this process serves as a comprehensive record of the property's initial move-in condition.

  • We handle all advertising aspects of your rental. This may include, but is not limited to professional photography, the Trautman Agency website, Zillow, Trulia, Hotpads, Zumper, the Trautman Agency Facebook page, and yard signs. We will procure excellent exposure results upon listing your property for rent.

  • We believe that the key to achieving success lies in thorough upfront tenant screening, preventing the need for protracted and expensive eviction or collection procedures. We conduct a comprehensive background investigation on all potential renters who express interest in your property. This meticulous screening process incorporates a credit check, income verification, employment authentication, current and previous landlord references, as well as a thorough criminal background check.

    Upon gathering this data, we assess an appropriate deposit amount for each applicant. Our standard minimum deposit is equivalent to one month's rent, while the maximum typically does not exceed three times the rent. In cases where additional financial protection is deemed necessary, we may consider renting to applicants with an increased deposit, ensuring comprehensive security for your property.

  • We provide 24/7 maintenance. Maintenance costs are not marked up and there is no additional fee for coordinating maintenance. Maintenance for urgent items is generally dispatched upon receipt of the maintenance request, and completed in as little as 90 minutes. Most maintenance is completed within 72 hours - unless circumstances out of our control (such as ordering parts) cause delays.

  • We strive to get your rental proceeds to you as quickly as possible. This is why Trautman Agency provides you with your detailed monthly owner statement and an electronic transfer of your proceeds directly into a bank account of your choice within 10 days of the scheduled rent payment

  • We perform a walk-through of the property periodically. This typically happens 3-4 months after the tenants have moved in, and 3-4 months prior to the lease termination date. This provides us and you with a clear understanding of the property’s current condition and any maintenance or housekeeping concerns. We also document the condition or maintenance concerns with photos which are provided to you.

  • Local Counties allows for a leasehold tax exemption which is similar to the homestead exemption that is offered to owner occupants. This is a discount on your annual real estate taxes. In order to qualify for this tax savings, a paragraph must be included in the lease and the owner and tenants must sign an exemption form. We facilitate this tax savings as part of our standard management services.

  • We have contracts with local service providers to offer services at a discounted rate. This includes our fall and Spring HVAC check-ups. We have a reputable HVAC service provider service and clean furnaces in the fall, and air conditioners in the spring. This also includes replacement of the furnace filter (both in the fall and spring), test smoke detectors, carbon monoxide detectors, water heaters, and replace batteries or devices when necessary to comply with leasing and municipality laws.

  • The Trautman Agency will handle this entire process seamlessly. As soon as a tenant vacates a property, we will walk through and document the condition. Any repairs or cleaning that is needed will be assigned right away. We will provide a Security Deposit Return Statement to you which will show any unpaid bills the tenant has, any repairs or cleaning expense, and the total amount that is due back to the tenant. We make sure the property is properly prepared for the incoming tenant.
